When you think you have got the price down as much as possible you should still pretend to be pretty disappointed about the whole thing. You should still say that you think you would be paying over the odds. You repeat all of the negative things about the property again and really try to get the estate agent on your side by saying it would be so difficult to sell at this price but if they can persuade their client to offer the furniture as well then you might be able to accept.
The seller will probably offer some furniture but not all. You keep pushing and pushing for as much as you can …. Whether you want it or not! Keep talking about the cost of removing the furniture, how little it’s worth etc… The seller will be happy to leave stuff they don’t want and even some of the things they do just to get the deal done.
The other advantage of buying lots of furniture as part of the process is that you can put a value on it and knock that off the purchase price when calculating stamp duty to be paid on the property. You may even be lucky and keep the property at the top of a low council tax band rather at the bottom of a higher council tax band. A recent purchase price is the main way to determine the market value of a property for tax purposes.
